What is a Bank Owned Property:
Bank Owned , Foreclosures — also referred to as Real Estate Owned (REO) properties and Repos — represent great opportunities to acquire real estate at prices well below market value.
What does a foreclosure mean:
If a homeowner falls behind on his/her mortgage payments, the lender, financial institution will initiate foreclosure proceedings on the property if during this time the homeowner and bank can not work out a deal to make the loan current (make payments current). The property will then be put up for auction. Sometimes a property will fail to sell at an auction, or the lender itself will bid the highest amount to protect its investment, and the home becomes a Bank-Owned, or in laymens terms foreclosure or repo. A bank will then try to sell this REO (Real Estate Owned) property through a Realtor® or third-party marketing company( Asset Management Company).
Because banks are in the money-lending business not the real estate business they want to sell as quickly as possible. The matter of fact is Banks are not very concerned with turning a profit they just want their money back! That is the bottom line..
